WELCOME TO PANTHER RIDGE

Dear Test Owner1,

On behalf of the Board of Directors, welcome to Panther Ridge. Choosing a home is a considerable decision, and we are glad you chose to make it here.

Panther Ridge is governed by a community association that every homeowner belongs to by virtue of owning a lot. The association maintains the entryway, the common areas, the detention pond and the curbside care, and it upholds the standards recorded in the covenants that came with your deed. Those standards are the reason the neighborhood looks the way it does, and they protect the value of what you have just bought.

The board is made up of your neighbors. We meet monthly on the third Tuesday at 7:00 PM, and every member is welcome. If something needs attention, tell us. We would far rather hear from you early than find out later.

01
Register on the portal
Visit pantherridge.live and register using the account number on your welcome packet. You will find the governing documents, meeting dates and your assessment balance there.
02
Note the assessment
The annual assessment is $100 per lot, due March 1. Pay through the portal or by check payable to Panther Ridge Community Association
03
Read the covenants
Skim them now rather than later. The architectural standards in particular will save you trouble before you plan a fence, a shed or a color change.
04
Apply before you build
Exterior work needs approval before it begins. Submit your application at least thirty days ahead through the portal.

If you have questions, email info@pantherridge.live or call 205-315-5222. Welcome home.

Warm regards,
Test Owner1

What this becomes
One submission, two uses: a dated, signed contract retained by the association, and the profile that populates your portal account. You can edit the profile later. Every change is versioned, and material changes to owner or acknowledgment data re-open the record for signature.

Every person named on the deed is an owner of record. Each co-owner registers separately with the same lot code and signs their own acknowledgment. List them here so the lot file expects them.

AMENDED AND RESTATED DECLARATION OF COVENANTS
Adopted December 18, 2025 · Effective February 1, 2026 · Recorded Shelby County Probate Office
Article IV, Section 2. Each lot is subject to an annual assessment levied by the Board, payable on or before March 1 of each year. Unpaid assessments constitute a continuing lien on the lot and accrue interest at the rate set by the Board.
Article VI, Section 1. No exterior construction, alteration, addition, fence, or change in paint color shall be commenced until plans have been submitted to and approved in writing by the Architectural Review Committee.
Article VIII, Section 4. The Board may impose fines for continuing violations after written notice and an opportunity to be heard, as provided in the Alabama Homeowners' Association Act.

Two policies carry their own acknowledgment because they generate most of the community's enforcement activity.

DOCUMENT LIBRARY

Panther Ridge’s governing documents establish the shared standards that support a well-maintained, welcoming community. They guide the Association’s operations, define homeowner responsibilities, and help preserve the neighborhood’s character and long-term property values.

We encourage all homeowners, whether newly arrived or long established, to review these documents and understand their responsibilities as members of the Panther Ridge Community Association.

PLANNING A HOME IMPROVEMENT PROJECT?

Before beginning a project subject to architectural review, review the ARC Guidelines and complete the ARC Request Form. Submit your application and supporting materials through a support ticket in the resident portal. Include relevant plans, property surveys or plot plans, proposed materials, and color samples, as applicable.

Please obtain written approval before starting any work that requires authorization. Apply at least thirty days before work begins; the committee decides within thirty days of a complete submission.
